A £50k garden annex,
built from the ground up.

Drainage

Manhole inside the footprint

A drain inspection chamber (manhole) sat exactly where the annex needed to go, and building over it would have blocked access to the drains. I weighed up the options and moved it — dug down to the existing pipes, set a new chamber outside the building, re-laid the pipework with the right slope so everything still flows properly, and had it inspected before covering it back up.

Levelling

Site levels across the footprint

The garden sloped across the build area, which would have left the base sitting on uneven ground. I set a fixed level reference point and dug the whole area down to a consistent level, adjusting the foundation depths so the building sits on firm, even ground — and checked back against that reference at every stage.

Structure

Concrete reinforcement

The ground conditions meant plain concrete on its own wasn't enough. I added steel mesh reinforcement into the concrete — properly overlapped and lifted on spacers so it sits in the right place in the pour — making the foundations strong enough to carry the building without cracking.

Site efficiency

Trades timed in unison

A back-garden site, reachable only through a narrow alleyway, with nowhere to store materials. I planned the work so every trade followed straight after the last — carpenters starting the day the bricklayers finished — with deliveries timed to match. Comparing quotes properly saved about £4,000.

Building control

Inspection-ready at every stage

The build needs council building control sign-off at set points — foundations, damp-proofing, drainage, structure. I built those inspection dates into the programme and kept the site ready for each visit — trenches open, drains on test, paperwork to hand — and kept the inspector in the loop throughout, so every stage passed without holding up the build.

Digital Construction & 4D Planning

Led a team of six building a digital plan for a 3-storey concrete car park — breaking the job into stages and creating a 4D model showing the build sequence week by week. The challenge: keeping six people on track to a tight deadline — I ran the meetings, split up the work and pulled it all together. Graded 89%.

Building Services Design — Commercial Office

Designed the heating, ventilation and electrical systems for an office building, checked against UK building regulations. The challenge: balancing running costs against performance — my design choices raised the projected energy efficiency by 37%.

Helped review the business cases for two major national projects — including HS2 and road schemes worth over £100m — looking at affordability, risk and long-term value. The challenge: getting to grips with complex financial information quickly — and earning positive feedback for it.
